What is a Vacation Rental Lease Agreement?

A vacation rental agreement is a contract between the property owner and the guests renting the property. The lease agreement is similar to an apartment lease agreement, except that a vacation rental agreement only allows renters to move into the property for a short period of time. 1. Rental Property Details

The first part of the agreement must have a clear description of the property. This section should explain all of the amenities that are included inside your rental. In this section of your short-term rental agreement, you should make a list of all the amenities that are available in your house. Go into detail about every piece of furniture and equipment on your property. Don’t forget to mention any outdoor areas or services that your guests will have access to.

2. Rental Parties

List all of the guests who will stay at your property during the dates of the rental. Write down the guest’s full name, home address, and phone number. 3. Rental Period and Rental Rules

This part of the agreement should identify the date of arrival of the guests and their departure. If you charge any penalties for breaking the rules, be sure to highlight them. Another important thing to highlight is explaining to the guests how they will enter your property. This section should cover everything related to payment. Write down the agreed-upon rental rate and the payment due dates. if you charge extra fees, such as the payment for services obtained by guests; define the cost, purpose, and required payment dates. 5. Limitation of Liability, Violation of Agreement, and Cancellation Details

The limitation of liability is a clause that limits your responsibility if accidents or injuries occur when the guests are staying on your property. This clause must be reasonable and drafted carefully, so consulting legal advice from an attorney or letting them review your agreement terms is a smart thing to do. A section where you explain what will happen if either party violates the agreement should also be included.  And finally, if a guest is having cold feet and decides to back out from booking your property, add a section that will explain how a guest can cancel the agreement.
