A contract release may primarily means a contract of agreement where no claims of any type will be brought up against the party being named in the release. Release contracts are often used on settlement of legal claims, especially during car accidents where the offending party’s insurance shoulders the damages and repairs incurred on your vehicle. Once the repairs have been made, the offending party’s insurance company will ask you to sign a release to ensure you will not sue the offending driver under any circumstances related to the accident.

When signing the release, you should always be careful about signing a general release contract. If you have incurred any injuries during the accident, signing a general release means you can no longer sue the other driver even if your injuries warrant additional medical care and need a continuous financial consideration. You may end up spending for succeeding medical care after signing a general release.

Another type of release contract featured in our samples is a construction lien. A lien is a hold placed on your property in case the contractor has done and completed all the necessary works but for some reason, you didn’t or refuse to pay the contractor. In this case, the contractor can legally apply for a lien against your property to enforce payment.

There is also a danger when the contractor you’ve hired hires a subcontractor to do the work. If for some reason your contractor refuses to pay the subcontractor and his employees, the subcontractor in turn can apply for a lien against your property even if you’ve been regularly paying the contractor. The only way to prevent such things from happening is to hire a licensed, legal contractor to do the work and in your contract agreement, include a lien waiver and subcontractor lien waiver clause in your contract.
